If you're looking to buy or rent a home, it's important to think about how warm, healthy and energy efficient it will be before you sign on the dotted line.

With some simple checks, you'll get an idea of how comfortable to live in and cost-effective to run a home will be, what needs sorting, and whether those things can be easily fixed. Don't forget to budget for any work or upgrades needed.

How warm and comfortable will it be?

  • Will the living areas get enough sun in winter?
  • Are the windows larger on the north-facing side, and smaller on the other sides of the house?
  • Is there enough insulation?
  • What type of heating system does it have?
  • Are there any dampness problems?
  • Are the windows double-glazed, or do they have good, thermal curtains to help keep in the heat?

How efficient are the systems?

  • What type of water heating system does it have?
  • How efficient are any appliances that come with the home?
  • What type of lighting does it have?
